Inspections

Larraz Building Excellence advices all clients to begin the construction process with a proper home inspection.  This is not your ordinary home inspection.  We provide a series of tests and inspections that will allow you to understand your house better and provide us with the necessary information to better serve you.

Indoor Air Quality

Indoor air quality is just one of the things that homeowners should be made aware of.  Whether it is dirty ductwork or hazardous materials, your indoor air quality is some of the worst air you will breathe in your life. We test for Asbestos, Lead Paint, and Radon.  Radon is one of the leading causes of lung cancer today and can be abated relatively easily if detected.  Asbestos and Lead abatement is required by both state and federal law.  There are many simple steps to make your air quality better.

Mechanical, Electrical, and Plumbing Systems

A comprehensive diagnostic assessment of your mechanical systems will allow us to better advise you.  It may be time for an upgrade to modern, high efficiency systems.  There may be an opportunity to remove all of the galvanized piping, and in older homes, it is certainly time to remove old wiring and upgrade the electrical service.

Older Homes-Systems

Many of our older homes operate on archaic technology and the time has come to replace them with modern high efficiency units.  Boilers, furnaces, hot water heaters, and appliances to name a few.  Now is also a great time to contemplate Solar Power which can be easily installed on older homes and has a Federal Rebate program.  There are also Federal Tax credits available for other Energy Saving improvements.

Envelope Efficiency & Air Infiltration

We offer blower door tests and infrared imaging which allow us to see where your house is leaking and to what extent.  With the results of the testing we can remedy the problems and improve your homes efficiency.
Please contact us when you are ready to review the possibilities.

Water Mitigation & Drainage

The consequences of poor water mitigation are serious.  Our first step is to inspect the existing conditions.  From there we will make recommendations based on our findings.  Too often we see damage to Interiors that could have been avoided with some relatively simple preventative measures.

New Home Design/LEED or certified

The sky is the limit when designing a new home.  From Geo-Thermal heating and Solar Energy to Low flow toilets the options are limitless.  Certified homes were proven to sell 10% Faster and Higher according to Fine Home Building Magazine, December 2009.
